Massaro Properties Completes Consulting Assignment for Butler Health System

Massaro Properties was recently hired by Butler Health System (BHS) as their real estate consultant to determine if they were receiving market rate for space they were interested in leasing.

BHS had found a medical office building it considered leasing. After negotiation and discussion with the property’s developer to lease 30,000 square feet of space, BHS questioned if the lease rate they were being charge was market rate.

Massaro was hired to evaluate the developer’s proposal and run a “parallel” construction estimate to determine if the terms and conditions of the developer’s proposal was a fair deal for the hospital. Massaro advocated for BHS through a number of face-to-face meetings and conference calls, and determined that it was best for BHS to avoid leasing the building. Because of Massaro’s expertise in both real estate and construction, we were able to advise BHS in a relatively short timeframe of our opinion of the developer’s proposal.
