Massaro Helps to Find a Growing Pittsburgh Company Space to Fit their Needs

January 2007 – Massaro Properties LLC is currently representing SciCan, Inc., an international producer of healthcare products with headquarters in Toronto, Canada, and a five year tenant in our Campbells Run Business Center. Their Pittsburgh office has been continuously expanding, and their current needs are triple that of their existing space.

SciCan was looking to expand to 30,000 square feet of office and warehouse space and hired Massaro Properties to conduct a market research study of the buildings in the area. Our research included existing buildings for sale, lease, and build-to suit opportunities, which enabled SciCan to make an educated decision on the best option for their business.

The initial assignment for SciCan was to locate a building to purchase within the Parkway West Corridor. After some review it was determined that the properties identified did not quite meet there needs, and the search was expanded to include space available for lease. As another option, Massaro suggested they explore the possibility of a build-to-suit, and located a building lot within the Southpointe II development. Through in-house resources, Massaro was able to complete a site plan and an estimate to construct a new building.

With enough information to decide which scenario best fit their needs and budget SciCan determined that leasing space was the best option for them. Massaro collected and analyzed proposals for the top 3 properties that met their needs. We are currently assisting SciCan with finalizing the lease negotiations on the site they chose and SciCan is expected to move into their new facility by May 1, 2007.
